To qualify to get a real estate license in South Carolina, you need to meet these requirements:

1. Be at least 18 years old

2. Have graduated high school or hold a certificate of equivalency recognized by the United States Department of Education.

3. Be legally eligible to work in the United States.

4. Complete a background check that includes a state and national fingerprint-based check and a national social security-based criminal records check.

5. Complete the two state-required prelicensing education courses (90 hours total).

6. Pass the state licensing exam.

If you have met the licensing eligibility requirements, including passing a background check, you will need to complete 90 hours of pre-license coursework that is broken into two courses and has been approved by the South Carolina Real Estate Commission (SCREC).

You’ll take the state licensing exam between your completion of the two courses.

Here’s how that will work:

• The first course you’ll take is the 60-hour “Unit I: Fundamentals of Real Estate Principles and Practises.”

• Once you have passed the course exam, you are ready to take the state licensing exam.

• SCREC contracts with PSI. They are responsible for creating and administering the licensing exam that all prospective South Carolina real estate license holders must take. The state exam consists of 80 National questions and 40 State questions.

• Upon successful completion of the state licensing exam, you will take the second prelicensing course, which is the 30-hour “Unit II: Advanced Real Estate Principles.”

• And, finally, upon successful completion of the second course, you can officially apply for your salesperson license with SCREC.
