5 Steps to Getting a Real Estate License in Washington

Steps to Get a Washington Real Estate License

The Washington State Department of Licensing (DOL) determines who is and isn’t eligible to apply for a real estate broker license and what requirements every applicant must meet. These requirements are in place to ensure when you receive a Washington broker license you’ll know exactly how to use it.

To become a Washington real estate broker you’ll also have to do the following:

Meet the minimum age and education requirements
- You must be 18 years old and have a high school diploma or the equivalent to be eligible for your real estate license.
Get fingerprinted and answer questions for a background check.
- If you have a criminal record you will also be required to submit documentation.
Complete the 90 hours of required pre-licensing education.
- You must apply to sit for the licensing exam within two years of completing the required real estate courses.
Pass the national and state broker licensing exams.
- You must pass both exams within six months of each other.
Find a managing broker5 Steps Help You Find Right Sponsoring Broker Blog. You will need a managing broker in order to activate your real estate license after passing your exams.
Set up an account on the Washington State Department of Licensing web portal and submit your application for a broker license.

Note: You may have noticed there’s been no mention of agents. That’s because Washington is one of the few states that only has real estate brokers. But you’ll still need to work under a managing broker to receive an active license.
