How to Transfer Your Out-of-State Real Estate License to Utah

If you hold an active real estate license in another state and you're looking to practice in Utah, you have options — but the path you take depends on where you're currently licensed. Utah recognizes two routes for out-of-state agents: a reciprocity agreement for agents from a small group of specific states, and an education waiver process for everyone else. Neither route requires you to start from scratch.

First: Is Your License Active and in Good Standing?

Before anything else, this matters. Both transfer pathways have the same hard requirement: your current license must be active, in good standing, and not expired, inactive, or suspended. If your license has lapsed, you'll need to reinstate it in your home state before applying in Utah. The Division will not grant a waiver or accept a reciprocity application for a license that isn't current.

Path 1: Reciprocity Agreement States

Utah currently has formal reciprocity agreements with three jurisdictions: Georgia, Mississippi, and Alberta, Canada.

Path 2: Education Waiver (All Other States)

If you're licensed in a state that does not have a reciprocity agreement with Utah — which covers the vast majority of U.S. states — you may still qualify for an education waiver. This waiver can exempt you from some or all of Utah's pre-license coursework and the national portion of the licensing exam, depending on what the Division determines.

The most important thing to know here: submit your waiver request and wait for the Division's approval before taking any pre-license education or sitting for any portion of the exam. This is a common misstep. The Division is explicit that the waiver must be granted first. Any coursework or exams completed before approval may not count.
