How to Get a Real Estate License in the San Antonio Area

Real estate licenses are issued at the state level. So whether you’re in the San Antonio area, the Houston metro, or anywhere else in the great state of Texas, the process for getting your real estate license follows the same process. 

Here’s an eight-step overview of getting your Texas real estate license:

  1. Meet the basic eligibility requirements. You must be at least 18 years old with American working rights and a good moral character.   

  2. Complete your real estate education. You can choose any state-approved real estate school. While there are a few on-campus options in the San Antonio area, many of today’s aspiring agents prefer an online real estate course from one of TREC’s approved education providers.   3.  Apply online. As soon as your real estate education is complete, you can complete an online application with the Texas Real Estate Commission (TREC).

  4. Submit to fingerprinting and a background check. 

  5. Schedule your Texas real estate exam.

  6. Ace the test.

  7. Choose a Texas broker to oversee your work. 

  8. Get your license and start working with buyers and sellers!

Where to Take Your Real Estate Exam in San Antonio

Pearson VUE is the organization that proctors all real estate exams in Texas. There are three primary real estate testing centers in San Antonio (according to the Pearson VUE Candidate Handbook):

There are additional locations that offer testing with limited availability. Check the Pearson VUE center finder tool to find the most convenient location for you. 

Unfortunately, there isn’t always a convenient testing center nearby. Residents of New Braunfels, for example, can either drive into the city or out to the San Marcos location at TEMC at Texas State University. The good news is that Pearson VUE offers an online real estate exam with a live proctor. You just need a stable Internet connection, a webcam, and a place where you can take your test without interruption. 

Real Estate Fees in the San Antonio Area

All real estate agents incur some fees to get their real estate license. 

Here’s what you can expect when getting your Texas license: 

  • Application fee: $185 for new real estate salespeople

  • Fingerprint fee: $38.25

  • Exam fee: $43 (payable to Pearson VUE)

You might also choose to pay additional fees for additional services. If, for example, you’re not 100% sure you would meet the moral character criteria due to some past legal issues, you can request a Fitness Determination for $50. This will confirm that you qualify before you spend the time and effort completing your real estate courses.
