See if You Meet the Georgia Real Estate License Requirements
In order to start the process of getting your real estate license in Atlanta, there are a few requirements you have to meet.
You must be 18 years old
You must have a high school diploma or GED
You must pass a background check (if you have a criminal record, the process is more complicated)
Take Your Georgia Pre-License Courses
Once you know you meet the requirements for a Georgia real estate license, you must complete 75 hours of pre-licensing education required by the Georgia Real Estate Commission. Complete the hours at a certified school or through an online program such as AceableAgent.com.

The state of Georgia uses the company PSI to administer its tests. You can register online, by phone by calling 888-818-5834, or by mail. To make a testing reservation, you first have to submit proof that you completed all 75 hours of your pre-licensing education. On the day of the test, arrive at the testing center on time and bring two forms of identification, one of which must be a government-issued photo ID. If you pass the test, they will issue you a Certificate of Accuracy Statement. Do not sign this statement until you apply for your license, which you can do directly after the test at the examination center.

You need to have a broker that will sponsor you to get an active real estate license. Your broker is both your boss and your partner. They will educate, mentor, and train you to succeed in the Atlanta real estate market. If you find a broker to sponsor you before your exam, you can apply for your license directly after passing your exam.
Apply for Your Atlanta Real Estate License
Once you pass your exam and have a broker, you can apply for your real estate license in Atlanta. To apply you will need to have the following documents with you:
A valid form of photo identification such as a driver's license or passport
The unsigned Certification of Accuracy Statement
A Sponsoring Broker Statement Form
A valid background check
A signed and notarized Lawful Presence Affidavit
$170 for the license fee payable by credit card, cashier's check, or money order
