Becoming a real estate agent is a career pathway many people find rewarding. However, not just anyone can be a real estate agent. In most states, you need to have a license to manage real estate sales and other services.
The State of Texas is no exception. Real estate agents need to meet a variety of requirements, including spending time in a classroom. Texas Real Estate Sales Agents need to take classes to get their license. They also have to take Texas Sales Agent Apprentice Education (SAE) courses for their first real estate license renewal, a series of 90 credits covering a range of real estate subjects.
How to Become a Real Estate Agent in Texas
Before you have to worry about the Texas SAE course, you will need to become a Texas real estate professional first. This involves taking and passing the Real Estate Sales Agent License exam. In addition, the Texas Real Estate Commission (TREC) requires that all applicants are sponsored by someone who currently has an active Texas real estate broker license. Finally, applicants need to meet the qualifying education requirement of 180 classroom hours. There are six courses, each requiring 30 classroom hours.

Renewing Your Real Estate Sales Agent License
Once you become a real estate agent in Texas, you need to renew your license every two years. That's where the SAE course comes into play. You'll need to take this series of 90 credit hours before your first license renewal.
TREC mails out renewal notices roughly 90 days before your license expires. You need that form to be able to renew your license. Texas real estate agents have until six months after the expiration dates of their licenses to file the renewal. If it has been more than six months since your Real Estate Sales Agent license expires but less than two years, you are eligible to apply for your license to be reinstated. However, if it has been two years or more since your license expired, you will need to reapply.
What Is on the Texas SAE Course?
Sales Agents renewing for the first time have to have a total of 270 hours in qualifying real estate coursework. This includes the 180 hours required to obtain your license initially and an additional 90 classroom hours before your first renewal. These extra 90 hours are frequently referred to as Sales Agent Apprentice Education, or SAE. You will have to have 30 hours each in Property Management, Texas Essentials of Real Estate Investment, and Marketing 101 for Real Estate Professionals.
In addition, TREC requires you have eight hours of legal update education as well as six hours in the Broker Responsibility Course if your broker has made you a supervisor for at least six months. These courses are provided via TREC, and your instructor or provider will submit proof that you completed those courses directly to the Commission.
Working as a Real Estate Agent in Texas
In the State of Texas, real estate agents will spend hundreds of hours in a classroom to get and keep their license. Over the first two years, Texas real estate agents take 180 hours to meet the requirements for licensure, plus another 90 of classroom hours in real estate education, plus additional time in legal updates and electives, to meet their renewal requirements.
