7 Steps to Getting Your Real Estate License in Waco

Getting your real estate license in Texas isn't rocket science, but you'll have to study for the exam and complete a few other requirements.

  1. Make sure you are eligible. You must be at least 18 years old, a U.S. citizen or lawfully admitted alien (a DACA recipient does not qualify), and an honest, trustworthy person of integrity in order to become a Texas real estate agent.  

  2. File your application with the Texas Real Estate Commission (TREC) and pay the $185 fee.  You have one year from the filing date to complete all the steps listed here.

  3. Pay $38.25 to get your fingerprints taken at the Texas Department of Public Safety (DPS). The state will run a background check to see if you're as honest and trustworthy as you claimed in step #1.

  4. Take 180 hours of pre-licensing real estate courses. The courses must be approved by TREC.

  5. Submit proof that you completed the coursework to TREC.

  6. Take the real estate license exam, administered by Pearson VUE. If you fail the exam three times, you'll need to do an extra 30 hours of pre-licensing coursework. The current fee to take the exam is $43 per try.

  7. Find a Texas broker who is willing to sponsor you. You won't become a registered agent until a broker agrees to take you under their wing.
